Problem

A primary consideration of this project was to open up the cramped central part of the home, removing several walls, and to relocate the kitchen from a tiny alcove where it had been placed in the 1950's. Major systems work was also undertaken such as a complete new heating system, electrical rewire, and chimney rebuild.

Although a renovation had been done to the home in the 1950's with many 'improvements' such as dropped ceilings and dark panelling, the original Queen Anne Victorian moldings, fireplace mantles and surrounds, and doors (including some relegated to the basement) were still intact.

Solution

Removing two sections of loadbearing and three sections of non-loadbearing walls in the central area allowed us to open up the space with long, beautiful light-filled views. A decorative patterned insert where walls were taken mimicked existing floor patterns in the living room. Carpeting was stripped throughout revealing quartersawn oak and heart pine floors.

In relocating the kitchen into the large central room, consideration of existing style and structure included designing a central sink cabinet into a bay with custom angled shelves and counters, glass front wall cabinets to mimic the style and shape of bay window components, cherry cabinets, custom oak shelving and toe kicks, and black wrought hardware and chandelier. Other features included rolling cabinets with hidden storage beneath cutting board tops, and maple butcher block and Silestone countertops. Appliances were made more unobtrusive with a KitchenAid Downdraft range which eliminates the need for a hood, and the refrigerator built into a former closet.

Client Profile:

This project was done for a developer of 2-4 family condo conversion projects. A lover of architecture and history, he had strong feelings about preservation, and chose to make many decisions emphasizing beauty over profit. He also had specific dislikes of certain conventions, such as an island in a large kitchen, so designs were made according to his style preference with room for future modification by buyers.
